Best Air Conditioner for a Flat with No Outdoor Space

Published: 8 June 2026

Why this is harder than it should be...

Air conditioning a flat in the UK is one of those problems that looks solvable until you get into the details. Split systems are the gold standard but they need an outdoor unit, and in a leasehold flat, that's almost always off the table. Portable units are the fallback, but anyone who's lived with one during a heatwave knows the truth: they're noisy, they vent warm air back into the room if the window kit isn't sealed properly, and they're only marginally better than opening a window.

Your options compared
Option 1 — Portable AC units

Portable units are the most widely bought and least satisfactory solution. They sit on the floor, vent through a flexible hose to a window or external wall, and have to fight against the warm air leaking back in around the vent. Noise levels of 55–65dB make them unsuitable for bedrooms and distracting in home offices. Efficiency is poor. The one advantage is zero installation requirement.

Verdict: Adequate for occasional emergency use in rooms you're not trying to sleep or work in.

Option 2 — Through-wall portable units (single-hose window kits)

A step up from standard portable units, these seal more effectively against the window frame. Still noisy and still less efficient than a fixed unit.

Verdict: Better than a standard portable, but still fundamentally limited.

Option 3 — Olimpia Splendid Unico (monoblock wall-mounted)

The Unico is the only wall-mounted AC system that operates without an outdoor unit. Unlike portables, it installs permanently on your wall, uses a properly sealed duct sleeve, and achieves air conditioning efficiencies comparable to - and in the EVO model, exceeding - many split systems. It's also quiet enough to sleep or work next to.

What about the freeholder?

The core hole required for the Unico is comparable to a standard through-wall ventilation sleeve. It does not alter the external appearance of the building meaningfully and in most leasehold situations does not require freeholder consent - though your lease should always be checked. This is the key differentiator from any system requiring an outdoor unit.

Which Unico is right for my flat?

For most UK flat bedrooms (typically 12–18m²), the Unico Easy HP is the most cost-effective choice. For living rooms over 20m², or anyone who prioritises noise levels and app control, the Unico EVO is worth the additional investment.
